Nia Build carried out damp and fungus treatment works at a five-bedroom residential house in Mbezi Beach, Dar es Salaam. Internal and external walls were affected by fungus growth, rising damp, peeling paint, salt deposits and moisture penetration. The existing walls had skimmed and painted finishes that had deteriorated in affected areas. The remedial works involved removal of affected plaster and finishes, treatment using Sikagard-905 W, replastering incorporating Sika-1 and SikaLatex, followed by skimming, repainting and final cleaning.

The challenge
A five-bedroom residential house in Mbezi Beach was experiencing moisture-related deterioration on both internal and external walls. Affected areas showed fungus growth, rising damp, peeling paint, salt deposits and signs of moisture penetration. The deterioration had affected the existing skimmed and painted wall finishes and required more than a cosmetic repainting treatment.

Assessment
The affected walls had existing skim coat, paint and plaster finishes showing deterioration associated with persistent moisture. The remedial approach therefore required removal of affected plaster and finishes so that the underlying wall surfaces could be treated before reinstatement.
Technical solution
A remedial wall-treatment system incorporating Sikagard-905 W, Sika-1 and SikaLatex was used. Sikagard-905 W was applied as part of the treatment of the affected wall surfaces, while Sika-1 and SikaLatex were incorporated into the reinstatement works before the walls were skimmed and repainted.
Execution
Nia Build removed affected plaster and deteriorated finishes from the identified internal and external wall areas. The exposed surfaces were prepared and treated with Sikagard-905 W. The affected areas were then replastered using Sika-1 and SikaLatex as part of the reinstatement works. Following replastering, the walls were skimmed and repainted before final cleaning of the completed work areas.
Result

The remedial works were completed across the affected internal and external wall areas, with deteriorated finishes removed, the underlying surfaces treated and the walls replastered, skimmed and repainted.
